上生新所为上海万科城市更新项目，地处延安西路1262号，在历史上曾扮演过多种角色。1925年英美工部局在这里建造成立哥伦比亚乡村俱乐部，成为侨民度假娱乐的天堂。解放后这里成为上海生物制品研究所的所在地，是70年不对外的神秘之地。现变身为集文创办公、购物娱乐、休闲体验为一体的开放式国际文化艺术生活圈。

Columbia Circle is Vanke’s first city renovation project. Situated at Yananxi Road No.1262, it played many roles throughout the history. In 1925, the Municipal Council of Britain and America founded the Columbia Country Club, which effectively became a holiday paradise for expats. After the liberation, it was where Shanghai Bio-products Research Institute was based, a mystical land closed off to the public. Now it has evolved into an open, internationally cultural hub, home to a lively mix of creative and artistic products, shopping centers, entertainment and leisure activities.

在暑期开始之前，上海德英乐学院的同学在老师的带领下走进上生新所进行实地调研。这是上海德英乐学院Mastermind2.0课程，依托万科资源，为学生提供了解社会的大平台。

Before the summer vacation officially started, SDA students led by their teachers, came to carried out a field study here at Columbia Circle. This is Mastermind 2.0, one of the featured courses of SDA. On the strength of the resources provided by Vanke, Mastermind offers a platform where students get to know the society they live in.

上生新所调研活动

本次共28名学生参与了上生新所调研项目，分四个调研方向：城市更新规划、商业调研、产品设计、宣传。在两天的实地参观访问中，学生们跟随上海万科上生新所项目负责人了解了上生新所的前世今生，到圣帕尼意式餐厅做实习店员，与上海万科的城市规划项目负责人深度访谈，参观访谈设计界的知名公司IDEO。

28 SDAers participated in this research program, all of whom were divided into four groups: the planning of city renovation, business research, product designing and promotion. During the two days of their field study, students got to know the past and present lives of Columbia Circle from the project leader, waitressed at the Italian restaurant Sapore di Pane, had a deep conversation with the director of Vanke’s city renovation project and visited the famed design company IDEO.

在上生新所调研项目中，调查问卷的方式得到了广泛的运用，有些同学非常有方法，通过循序渐进的方式与店员拉进关系，然后得到了想要调查的内容。有些同学非常直接，所以被拒绝了很多次。后来在带队老师的指导和示范下，也逐步掌握了一个与陌生人沟通的技巧和方式。有些同学的问卷内容涉及到一些商业机密，对方不愿回答，学生感到非常挫败，带队老师又指导学生及时调整问卷问题，灵活改变计划。我们提倡学生有问题及时提出，并在探索中得到解答。

Handing out questionnaires is frequently used by SDAers as a way of making research, and also a method encouraged by teachers. In this program, questionnaires have also seen their wide applications. Some of our students got really creative, establish their relationships with the staff bit by bit and eventually attained what they wanted to learn. While others were very direct, and many were rejected for several times. Later under the guidance and demonstration of teachers, our students mastered the skills and techniques of communicating with strangers. The questionnaires of some students touched upon a few trade secrets, therefore some of those surveyed were unwilling to answer, which greatly frustrated the students. But our teachers offered timely suggestions, coaching students to flexibly adjust what they’ve asked and the way they asked. We encourage students to ask questions and to try to solve them during the exploration.

在与上海万科的城市规划项目运营负责人深度访谈中，学生们将观察到的问题一一提出，项目负责人对于学生的细致观察、深度思考能力大加赞赏。在这个过程中，彼此相互启发头脑风暴，很多同学都感觉意犹未尽。

During the conversation with the director of Vanke’s urban planning project, students posed questions risen out of their own observation. The director appreciated our students’ meticulous observation and their deep thinking. During this whole process, both parties brainstormed and inspired one another. Many couldn't get enough of it.

上生新所这个项目，把曾经深居于居民社区内的宝藏建筑群打造成了近年来集商业、餐饮、文创于一身的网红地，实在是很引人入胜，难怪同学们一到就跃跃欲试、迅速进入各种角色，有考察调研的、有采访摄像的、有动手制作的、有产品设计的。刚刚经历了疫情的上生新所，尽管已恢复往昔般生机勃勃，但也隐约留下了曾经受创的痕迹，令同学们也由衷地深发思考，在如今有这么多不确定因素的世界里，如何做有弹性的企业，自身如何做适应力强的青年。是一堂非常生动的人生体验课。

This project has transformed a complex of buildings otherwise hidden among the neighborhoods into an Internet-famous resort with shopping stores and restaurants, which is really fascinating. It’s no wonder that students were raring to go, to play their expected roles upon arrival. Some students made inquiries and did research; some interviewed people and filmed the process; some ground the coffee beans; and some designed products…Columbia Circle just emerged from this pandemic, though it has regained much of its pre-pandemic traffic, it also bears some traces of scars from that battle. It naturally made students realized that in a world full of uncertainties, it’s of great importance to run a business of flexibility, to be a youth of adaptability. The Columbia Circle project offered a great lesson.

孩子们的商业调研，想法非常不错，在落实方面他们也积极地踏出了**步，从不知道如何找路人做问卷，到自如地与路人沟通与商家沟通，孩子的能力在实践中有质的提升，这是他们向着研究型人才发展的**步，为大学的学习打下基础，非常有意义的活动。

Making some business research is indeed a great idea. And they bravely made their first step in carrying out their plans, from completely having no idea on how to make questionnaires to effectively communicate with passersby and business owners. They pushed themselves and made a leap during this whole process, making the first step to becoming a research talent and preparing themselves for their study in college. This program is really meaningful.

在开设上生新所暑假活动时，我和我的小组成员Tumi, Jerry 都有对此内容充满兴趣并做了很多功课。采访负责人、员工、游览者时，也有认真记录并感受到他们对于这里的好奇、喜爱。

Me, Tumi and Jerry, all of us were so excited about this program. We interviewed the director of this project, the staff and many visitors, and recorded what they thought about this place.

Jerry：

对于上生新所，**个印象就是城市更新。将老建筑重新改造更新，可以给上海带来新气象。这种对在原有建筑基础上的改造，是目前没有的。在写字楼元素上增加商业元素，将街区利用**化，这是一个非常成功的城市更新项目。

Speaking of Columbia Circle, what first popped into my mind was urban renovation. Renovate the old buildings and inject a new lease of life into the cityscape of Shanghai. Columbia Circle is an unprecedented project to renovate upon an already existing group of buildings. Add business elements upon the office buildings and make the fullest use of the city block…It’s a very successful urban renovation project.

为期两天的上生新所活动让我收获很多。

作为宣传组的成员，经过了这两天的活动对于上生新所有了新的了解。万科集团负责人的介绍中得知上生新所是历史与现代商业的结合，整个园区建筑以修缮古建筑加以新的创意为主，目的是建造上海地标。而整个项目也是行业里的标杆，老建筑如何被从新利用是上海城市规划中的重点。

I gained a lot from the two-day Shangsheng Xinsuo activity.

As a member of the publicity group, I got a new understanding of Shangshengxin after these two days' activities. According to the introduction of the person in charge of Vanke Group, Shangsheng New Institute is a combination of history and modern commerce. The whole building of the park focuses on the renovation of ancient buildings and the creation of new ideas, with the purpose of building Shanghai landmark. The whole project is also a benchmark in the industry. How to reuse the old buildings is a key point in Shanghai's urban planning.

初次来到上升新所实地勘察的时候，拍摄宣传片这件事真是超乎意料的艰难，许多令人影响深刻的特点都细小而复杂，我很难在短时间内将这些素材归类成一个个博人眼球的点。但也正因如此，我很感谢学校能提供这次机会，在这样简短的项目中，能快速提升自己的提炼、总结能力，也与组员们在相互配合中，关系更近一层。

To my surprise, introducing Columbia Circle became a challenge to me when I firstly arrived there, looking for something impressive on site. Nonetheless, I am still glad that I have the chance to improve my skills by deeply studying the characteristics of this place. I really learned a lot during the three days, and thanks for the opportunity to be in a group and learn each other better, I believe that my teammates enjoyed working together in this short project as well as me.

这次为期短短两天的活动真的让我受益匪浅，从一开始的小组分配，活动前的小组讨论计划，到了活动后的项目产出，无一不是一次次学习的机会。近年来学校一直在不停地提供机会让我们锻炼各方面的能力，从制作海报，视频和powerpoint，到了小组之间的团队协作能力，这次甚至还有了咖啡店做咖啡的体验活动。虽然天气有点热，但是同学们都乐在其中。

This time the two-days activity really benefited me a lot. From the group allocation at the beginning and the group discussion plan before the activity, then to the project outcome after the activity. All of those were learning opportunities for the students. In recent years, the school has been providing opportunities for us to practice all aspects of our abilities, from making posters, videos and PowerPoint, to the cooperation between the teammates. By the way, we even have the coffee shop experience for this time. Although the weather was a bit hot, all of the students were enjoying themselves in it.

我们上升新所产品设计小组在对IDEO公司的Kiko老师和Chuli老师的采访中发现：对于设计而言，它是一个很丰富以及广泛的理念，公司需要的人才也是涉及到各个领域以及对于他们个人来讲也需要有一个感兴趣的事物来激发他们。公司一直以以人为本作为核心，他们认为设计离不开人类的需求。同时我们的小组长Kiki了解到建模可以直观的反映产品，快速有效的反应产品的核心，以便接下来的**和讨论。两位老师通过一些例子比如说像角色扮演来体验顾客的需求，再运用录视频的方式将信息传达给合作公司等社会实践将设计运用到生活当中。这次采访令我们受益匪浅，让不少同学对设计行业有了了解，并且对设计师这一职业产生了兴趣。

From our interviews with Ms. Kiko and Ms. Chu Li from IDEO, we discovered that designing is a rich and varied concept. The talents they search for come from all kinds of industries and they need something they are personally interested in to stimulate them. IDEO put much value on people, believing that design is a crucial part of our lives. Kiki, our group leader, learned that making models could reflect how the potential finished product would be received and offer the designer feedback on the product’s core value--all of the information became the subject matter of our work and discussion later. Ms. Kiko and Ms. Chu got to know the clients’ need by way of role-playing and then passed on the information in the form of videos to the company with which they collaborate, then finally applied the design to the real life. We learned a lot from this interview. A lot of students got a sense of the design industry and wanted to know about designer as a profession.

老洋房一直是上海具有看点的历史建筑，它代表着上海曾经的一段繁华历史。这里兼具办公、生活方式、展陈和公共空间的混合功能园区。虽然说里面的景色的确十分漂亮，可超出我的预估。

本次调研虽然时间较短，我们无法获得大量的研究数据。而且因为此次调研为**日，我们无法很好的获得上生新所双休日的直观或客观的了解到上生新所双休日的客流情况。我们的大部分资料都是从负责人的解说中获得。

从我个人而言，我觉得上生新所主要的发展方向还是作商业用途，利用文化建筑来做品牌秀场，的确是一个不错的主意。但是在**日明显客流量少之又少，不过星期五因为活动多了，上生新所里也欢乐起来。上生新所里面的消费水平比较高，唯有中高层白领或者网红来此**，打卡。而且上生新所的门面太小了，以至于我**次去的时候直接忽视了它的大门。

Old western-style houses have always been the historical buildings worthy of people’s attention and appreciation. They speak for a glorious past of Shanghai. Columbia Circle is a comprehensive, multifunctional park for work, for life, for display and public space. It boasts a beautiful scenery, which greatly exceeds my expectation.

Brief as the program was, we didn't glean much research data. And our three-day research falling upon weekdays, we didn't get to know its traffic on weekends. Much of what we knew came from the director.

In my opinion, Columbia Circle is still commercially oriented. Using cultural buildings as a show place for brands is indeed a brilliant idea. But weekdays at Columbia Circle see little traffic. Yet it drew some crowd on Friday due to a few events and activities. Consumption level is pretty high at Columbia Circle, so only white-collar workers and internet celebrities come here to work or visit. And it has so small a presence that I completely passed it by the first time I visited.

本学期上生新所的调研暂告一段落，上海德英乐学院的学生和老师们也收益颇丰，并且可以将课堂中学习的技能实地运用于实践中，并通过分析得出自己的结论进行分享。

在上海德英乐学院，不仅有上生新所调研项目，还有更多万科资源提供给学生，例如中兴路一号调研、七宝万科广场调研，以及上海万科总建筑师张海涛先生带领德英乐学生实习，学习先进的建筑设计理念，实地探索，为大学做好充分的准备。

The Columbia Circle research program ended this semester and SDAers, along with their teachers earned many insights from it, and were capable of applying what they learned in the classroom to the real world, of drawing a conclusion through analysis and finally sharing it.

Here at SDA, Columbia Circle research program isn’t the only program we offer to students. There are more Vanke-provided resources, such as Oriental One, Qibao Vanke Shopping Mall research program. On top of that, the Vanke’s Chief Architect Mr. Zhang Haitao personally lead SDAers onto a field study, coaching them on the philosophy of architecture and design, preparing them for their college study.
